Snow removal budget update; First look at new CC&Rs

We just wrapped up this month’s Incline Pines HOA board meeting and here’s a brief summary:

It only takes a couple of powerful snowstorms to throw the budget out of whack. With two months of winter still ahead we’ve already spent $36,529 on snow removal. Even if it doesn’t snow again, we’re over budget by more than $4,000.

Our cash reserves are down about $20,000 year-over-year. HOA Treasurer Renee Meldrum is scouring invoices to find any opportunities to economize, and we’re going to take a hard look at some of our existing contracts. Stay tuned.


Fred Stahl (Unit 34) floated an idea that deserves further discussion. What if we took out a loan on the entire property to pay for some of our deferred maintenance? New roofs, new paint, walkways, handrails, etc. Fred suggested the economy of scale of doing everything at once might offset the interest we’d be paying. And the Fed will be boosting interest rates to curb inflation so the timing might be good.


We’ve taken the draft CC&Rs presented to us last August by the LKG law firm and have made some tweaks that we think will better serve our community.

The board’s goal is to:

  • More precisely define Limited Common Elements to remove any ambiguity regarding where improvements can be made and who takes care of what
  • Guarantee all homeowners the ability to have safe and convenient outdoor access to their lower level
  • Provide more stringent controls on rentals
  • Create an equitable system for boat and watercraft parking
