Looking ahead to spring

HOA Board meeting summary Thursday, March 31

Thanks to everyone who joined us on Zoom this evening. We had another strong turnout!

Board president Heidi Burton and treasurer Renee Meldrum announced they spent three hours today with IPM’s accounting team and feel confident they’ve got a handle on Incline Pines finances– thanks, in part, to the lack of significant snowfall since the heavy storms near the first of the year.

Paint and Roofs

We opened bids to repaint units and the low bidder was Village Painting, which has been taking care of Incline Pines for years. The quote: $4,900 for the smaller units and $5,400 for the larger units– at least $2,000 under the other bid. There’s little or no money left in this fiscal year for painting, so we’ll likely have to wait till July 1. At the moment, the priority for reserve funds is to fix the roofs that have issues.

Lighting update

The Board has been experimenting with multiple fixtures on our existing lamp posts with the following goals:

  • Safe pathway lighting without excessive glare
  • Attractive design
  • Sturdiness
  • Availability for future replacement
  • Cost

You can see which fixtures we’re looking at here. Watch for a survey soon to express your preference.

Boat parking

We’ve got three spaces available for seasonal boat parking and three boat owners who’ve applied for parking. Simple! We’ve created a shared Google calendar to handle reservations for future seasons if more boat owners show interest.

For the first time in the nearly 50-year history of Incline Pines, the Homeowners Association in our new CC&Rs has formally defined the area available for homeowner improvements.

If you’re considering a hot tub, walkway or other hardscape– we’ve developed this fillable form to submit your plan for Board approval.

Committee help wanted

The Board is seeking volunteers to serve on the following committees:

  • Architectural
  • Grounds
  • Social
