Lighting, parking, driveway safety, insurance updates

May was a busy month at Incline Pines. Following is a recap of the May 26 HOA Board meeting.

Lighting

A volunteer crew replaced more than 50 old “lantern” style pathway lights with rugged new zinc and glass fixtures that focus light downward instead of outward. During the process, we discovered a few individual wiring problems that we’ll have a licensed electrician troubleshoot.

Parking signs

While trying to update our parking assignment numbers, we happily discovered the old brass numerals could easily be restored with an abrasive cloth. Our hearty volunteers planted new steel posts in concrete with refreshed brass numbers on new backboards.

This project is ongoing as we look for compatible brass numerals for those that are missing. If you happen have yours stored somewhere, please let us know.

Safety bollards

We tested four 4-1/2″ square steel bollards to replace rotted timbers at Unit 30’s parking space– one with a sheer drop off if the driver isn’t careful when parking.

Feedback has been overwhelmingly positive and we’ll tackle other trouble spots as the budget allows.

HOA reserve study

Speaking of money, our new reserve study should be completed in the coming week. The Board hopes to avoid raising dues or imposing a special assessment to cover increasing costs and fuel charges.

The Board adopted the 2022-23 budget for the fiscal year that begins July 1.

HOA insurance

Following last year’s disastrous fire season, we knew insurance might become a problem– and, in fact, the carrier that had covered Incline Pines for many years chose not to renew our policy.

We signed a new policy with Farmers for about double the premium we had been paying, but feel fortunate because the next closest bid was about four times what we’d been paying.

The new policy will be posted on the portal as soon as we receive it from the broker.

IP community committees

Three new committees made up of volunteers from the Incline PInes community have started to meet. Here’s a summary of what they are up to so far:

Social Committee– An Evite has been sent for a fun Bocce Party on June 25 from 4-6 pm. It will be held at the bocce courts at the Incline Recreation Center. Appetizers and non-alcoholic beverages will be provided by the Social Committee. Please remember to RSVP.

Architectural Committee– The arch committee will start reviewing any architectural requests that come in and make sure they have all the information needed before going to the Board for final approval. Remember: all plans need to conform to the new CC&Rs and should include permits if required as well as the name(s) of licensed contractors involved. This committee is also tasked with making sure all new installations aesthetically fit into our environment.

Grounds Committee– This team is working to complete parking signs. They are also interested in planning a “clean up” day for volunteer homeowners to come out and help clean up the property. Dates will be announced soon.

Miscellaneous

  • We are still seeking roofing and snow removal bids.
  • The following units will be painted this summer: 20, 36, 13, 4, 26. We’ll try to give as much advance notice as possible.
  • We have a new contract for regular maintenance with IPM which we hope will keep the property looking good while managing costs.
