Incline Pines snow removal plan

Individual steps and walkways

Incline Property Management should be able to clear all walkways within a day of light to moderate snowfall. Heavy snow will take longer, with initial efforts concentrated on occupied units. Owners who don’t live full-time at Incline Pines but are planning a trip should contact IPM as early as possible prior to arrival.

The main IP roadway after roughly 4″ of snowfall

Our contractor will enter the Incline Pines complex from the exit on Cristina Drive. The noise of the plow should alert all occupied units that snow removal operations are beginning. 

The plow will make one pass of the entire roadway from bottom to top. Once the plow reaches the top, the operator will place signs at the Incline Pines entrance to alert drivers. 

Please be aware snow removal equipment always has the right of way.

Other vehicles must keep a safe distance until the operator visibly acknowledges them– and only then may they pass.

The plow will initially clear the large parking areas at the two switchbacks so residents can move their vehicles to those areas while individual parking spaces are cleared. Drivers should remove snow from their vehicles as soon as they hear the plow and be ready to move as soon as the plow passes them.

The plow may return later in the day if snowfall continues– but individual parking spaces will only be cleared once per day.

If residents have parked vehicles in the two large overflow areas at the switchbacks they must clear and move their vehicles immediately when snow removal operations begin. No vehicles should be parked in those areas longer than overnight during the snow season.

Owners must be sure their tenants and guests understand the snow removal procedure along with their individual responsibilities.
