Going straight from the rooftops into the sewer

Just to be clear– writing catchy headlines to summarize an HOA Board meeting isn’t easy!

The Incline Pines HOA Board of Directors covered a lot of ground during its meeting on Thursday, Aug. 15.

Entry bollards

The Board approved a $13,700 bid from Luna Enterprises, a respected Incline Pines vendor, to replace 28 rotted wooden bollards at the top of the Incline Pines private road. It’s the first thing people see as they drive into the community and in their current state the circa-1975 timbers do little to enhance the beauty of Incline Pines or offer protection for vehicles leaving the road.

Luna will bury 6″ x 6″ x 8′ pressure treated timbers four feet in new concrete leaving four feet above ground. The 28 new bollards will be ganged by steel cable to enhance their strength.

The three steel bollards that were installed last year as a demonstration will be removed and repurposed for parking protection at individual units.

Defensible Space

The community owes a debt of gratitude to Jeff Unverferth (Unit 6) for his tireless efforts to help prevent wildfire at Incline Pines. Jeff has been working closely with Capstone, our snow removal contractor, to systematically clear threatening vegetation identified by the North Lake Tahoe Fire Protection District. The Board enthusiastically approved additional labor hours for the work to continue. Additionally, three dead or dying trees should be removed by the end of next week.

Paint

Work is progressing on the last of the 40 units to be repainted and all should be finished by the end of the season.

Roadway repair

Swiss Time Management will arrange to repair the substantial pot hole at the bottom of the roadway leading onto Cristina Drive.

Roofs

The Board approved the replacement of two roofs using a non-torch down system that is touted for its longevity. The HOA will be evaluating the results after this coming winter as the industry and government regulators gradually move away from torch down installations.

Bear boxes

Incline Pines continues to have bear problems due to owners and guests not properly securing the bear boxes. The aging lock mechanisms don’t always latch the bottom of the outer door and our bears know this is a weak spot. The Board approved printing stickers to place on each bear box reminding users to gently nudge the bottom of the outer door to ensure that it latches.

Sewer repair, etc.

The Board approved HOA repairs of a compromised sewer line outside one of the units. Language in the CC&Rs provides for owners to be free of liability for repair/replacement of utilities outside their individual units.

The same goes for walkways originally installed by the HOA. The Board approved repairing/replacing unsafe walkways at two individual units.

Next meeting

The next Incline Pines HOA meeting will be the annual members meeting on Saturday, Sept. 14.
